How much will you give me for my property?
We will offer you what is termed a "trade price" for your property which will usually equate between 65% - 75% of its average market value. However, we do not calculate as a percentage but as a value against realistic market value and other factors of location and the general market climate.

Various factors should be considered when being offered a below market value property which includes how quick we can complete on a property and avoid extra mortgages costs, late charges and the threat of repossession.

We can also provide a financial solution package to help provide the best overall value for money purchase where you could still live in the property if you so desire as a tenant – Estate Agents are only interested in selling for a commission!

What will it cost me to sell my property to you?
There is no cost to you. We can even help with your legal fees (normally up to £500).
We will provide you with a no obligation offer and a free valuation report.

If however, you have your property on sale with an Estate Agent, you may have to pay them a fee under the selling agreement you may have with them – please check your agreement and look for an expiry date!

It is possible, as a tailored solution, to help with some of the costs that you may have should we buy your property.

How long will take to buy my property?
It is difficult to give an accurate time but once you have accepted our offer (which is made within 24 hours of meeting you and carrying out a valuation) we can instruct solicitors to start proceedings.

We keep you informed and updated at all stages of the sale and can complete within a matter of days (subject to legal matters being completed).

If you are using your own appointed solicitors, it is imperative that they act quickly. The delays in completing on property are usually with property searches and contracts where solicitors tend to sometimes drag their heels!

If time is of the essence, we could complete a sale within 7-14 working days but would recommend you using our solicitors so that we can speed up the process.

Other factors that can delay the process is if your property is a leasehold, additional time must be factored in for the leaseholder to respond to our standard legal queries. You can do your part to expedite this by contacting your management company and asking them to respond quickly.

How long do I have before I have to make a decision?
Our offer is valid for 14 days.

After 14 days, should you wish to go ahead, this may still be possible, although we do reserve the right to review the offer in these circumstances.

Will you still buy my property which needs some work doing to it?
Yes, we are still interested.

There are many properties that are in need of some improvement and which can often be harder to sell through an Estate Agent.

We have a network of builders who can modernise and refurbish properties even if you decide to stay and not sell.

What type of property do you buy?
We buy all types of residential property which includes houses, flats, maisonettes, bungalows and ex-council homes too. We will also look at commercial buildings and flats above shops especially if you are intending to sell a home and a business together.

There are a few exceptions which we would need to investigate further before making an offer and these are taken on a case by case basis.

Which areas do you buy property in?
We cover most of the UK and buy properties throughout England, Scotland and Wales.

We will advise an associate local to you to meet and carry out an informal on-site valuation of your property which can be arranged quickly and at a time to suit you.

Will you buy my property even though I’m in arrears?
Yes, we usually can, as long as you have some equity left in the property.

We have even been able to help at all stages – it’s a matter of you contacting us as soon as you can to stop going further in arrears.

I’m facing repossession very shortly, can you help?
Yes, we can help and stop legal proceedings providing we are given enough time to intercede with the lender’s solicitors and the courts. By acting sooner rather than later, you will have more time to work with us on a solution to release you of any liability to the lender.

Remember, if the lender takes possession, then you may still have some remaining debt on any amount which the lender fails to recover when disposing (usually via an auction) of the property.

Is it possible to continue living in the property after it is sold?
If you wish to remain in the property once it has been sold, then we can offer a rent back option as part of the solution.

You can stay in the property for a minimum of 6 months (or longer) by entering an Assured Shorthold Tenancy (AST) agreement. Therefore, you don't have to move anywhere – just continue to live in the same property.

Sometimes a solution can also include an option to buy back the property after a certain period.

Do you buy investment property?
Yes, we buy properties that you may have brought as investments.

Some investors have purchased property off-plan (new builds) and as the market has changed, have struggled with rents covering their mortgage payments, leaving potential landlords with a shortfall each month.

Do you buy property with tenants in situ?
Yes. We're happy to give you a quick property sale with tenants in place.

Will you carry out a survey on my house?
Yes. This is to confirm the property’s condition and value. We only have a survey carried out once we have agreed a solution for you to sell us your property.
Initially, we will visit the property and verify the value prior to an offer.

If I contact you, am I obligated to sell to you?
No. You are in no way obligated to sell your house even after you have accepted the offer and agreed to sell to us, until you have signed an option agreement with us. Until this point, you can withdraw at any time without any penalties or cost to you.

We recognise the fact that you may have a change of heart or you have been able to sell the property via an Estate Agent maximising the sell price and want what is best for you.

Will anyone know about the sale of my property?
All correspondences and discussions are strictly confidential. No one will know about the sale.

We do not advertise your property for sale anywhere including for sale sign boards.

I don’t know any solicitors, can you help?
Yes. We can recommend a solicitor for you, but you do not have to use our solicitor.

What will happen if I accept your offer and then decide not to proceed?
We understand that your circumstances may change.
Remember, our offer remains valid for 14 days.

You are in no way obligated to sell your house if you fill out the form.
Only when you have signed an option agreement to sell your property to us are you committed.
